Toronto

3. But finally, and most importantly, you can only airbnb your primary residence – your home, either part of it or all of it

2017年10月，airbnb宣布与多伦多Neptune Waterpark公寓签订协议，试图以此规管短租问题，允许公寓住户出租主要住所，业委会从中收取部分利润。这是加拿大第一个加入airbnb友好计划的公寓。该协议于11月1日正式生效，使得让公寓委员有更多选择来严格管理楼内的租赁秩序。

该公寓委员会副主席Nick Bednarz表示，有许多人担心短租给公寓治安带来的隐患，因为根本不知道自己住的楼里面住着谁。这对业主和租客来说都是不好的体验。但由于越来越多人喜欢短租，Bednarz不得不与Airbnb公司商讨解决办法，

最终双方达成了一个协议，其中的监管措施包括：

* 大厦保安人员将有权随时登陆Airbnb网站，查看业主与租客的名单
 * 租客必须在Airbnb以政府发布的有效身份证件进行登记
 * 当公寓委员会接到太多有关某租客的投诉时，

委员会有权要求Airbnb将该租客查封
 * Airbnb与委员会共同收取租金5%的利润
 * 增加私人公寓单元与公寓公共区域的物业保险
 * 如果租客需要使用公共区域设施，

业主每个月支付50元的管理费给管理委员会。

如果不允许租客使用公共区域，那么这笔费用就不必交

这个协议有助于消除公寓业委会对公寓安全的担忧，极具示范意义。

允许做 AirBnB 的公寓 – Toronto

安省级规划法庭已经驳回了Airbnb房东的上诉，多伦多短租房法规正式通过。目前，该决定在网上被评为“安省租户的重大胜利”。

根据新规定，只有房东的主要住所可以进行短租，整个房子或公寓每年最多短租180晚。业主最多可以将三间卧室出租出去，但是出租三间卧室的时间不能超过27晚。

LPAT在周一的一项书面决定中表示，多伦多的这一规定将导致多达5,000套房屋返回长期租房市场。这些房屋一般都是专门拿来短租，房东都不在家住。

短租新规：

1 .short-term rentals are permitted across the city inall housing types in residential and the residential component of mixed-usezones.

允许全市范围内做民宿短租，允许范围是：居民住宿区的所有房屋类型，以及混合区域（mixed-use zones）内的居民住宅。

2.People can host short-term rentals in their principalresidence only – both homeowners and tenants can participate.

只允许首要住宅房屋（principal residence）进行短租（无论是屋主还是租客）。

3.People can rent up to three bedrooms or entireresidence.

允许整栋短租，也允许最多将三个卧室分租。

4.People who live in secondary suites can also participate, as long as the secondary suite is their principal residence.

住在次套间（secondary suites）的人也可以经营短租，前提是次套间是其首要住所。

5.An entire home can be rented as a short-term rental if owner/tenant is away – to a maximum of 180 nights per year.

如果业主和租客选择不住在用于整栋短租的房屋里，那么每年允许短租的时间不超过180晚。

6.People who rent their homes short term must registerwith the City and pay $50.

To apply for a short-term accommodation licence, you will need to provide:

• Proof you’re at least 18 years old, such as a birth certificate, valid driver’s licence or valid passport
• A criminal record check issued in the last 60 days from police services in the area you reside. Third party searches are not acceptable.
• Proof of standard liability insurance with minimum $2 million coverage. This could be a letter from your insurance company or a copy of your insurance policy.
• Evidence that the rental is in your principal residence. This could be a recent utility bill or tax form issued in the last 12 months.
• Contact information for the primary person responsible for the short-term accommodation
• Permission from the homeowner (if you’re a tenant)
• Permission from the condo board (if the property is a condo unit)

Oakville

Operators of unlicensed Airbnbs and short-term rentals in Oakville could now face fines

Brampton

据CTV报道，2023年3月29日，宾顿市议员们一致投票通过，支持该项目的推进，希望严管房东，加强管理一套住房内的住户人数，并创建一个系统进行随机抽查，还要对未获得牌照的出租单元进行罚款。

这个项目还将建立一套房东行为准则（Landlord Code of Conduct），并组建一个可查询、可互动的指引，让人们可以查找宾顿市的持牌房东。

这个试点项目的最终方案预计会在今年晚些时候宣布，并预计将在2024年初开始执行。该项目推行之初将仅限于该市第1、3、4、5选区内的出租物业，因为这些区域出租单元非常多，是市政人员重点规管的目标。
